Florian Residence in the heart of the Old Town receives permit for the second phase
May 9, 2025
Florian Residence, developed by Alto Real Estate and located in the centre of Bratislava’s Old Town, has received a valid building permit for its second phase. The project represents one of the last opportunities to purchase new residential property in such close proximity to the city centre. The second phase of Florian Residence will consist of two eight-storey residential buildings, offering a total of 239 flats and one retail space. Parking will be available in a three-level underground garage with nearly 400 parking spaces. The architectural design continues the vision of FLORIAN I, with a residential courtyard planned between the buildings.

“From the outset, we have been developing Florian Residence as a residential project grounded in an excellent location and sustainable technologies – and we intend to continue with this strategy in the second phase. We see this as a challenge. The common denominator between our company, Alto, and our clients is high standards. We have a clear vision for the quality of design, technological features of the project and strong expectations for the level of craftsmanship in construction. These are all values that we, as a developer, aim to bring to the Bratislava market,” says Rastislav Valovič, CEO of Alto Real Estate.
The second phase of Florian Residence is being built on the corner of the quiet local streets Školská, Slovanská and Fazuľová, in close proximity to the National Bank of Slovakia. Convenient pedestrian access to the city centre and major transport hubs is naturally ensured.
A last opportunity for lovers of the Old Town
Florian is unique in its location, as it is the last project of this quality that can be developed in this area.
The project features an above-standard amount of green space and offers a top-quality solution for public spaces that are accessible not only to residents but also to the wider public. The entire complex blends the tranquillity of greenery with the vibrancy of urban life. An oasis of green and park areas is being created in the heart of the block, thoughtfully integrated into the urban context and designed with the well-being of its users in mind.
A children’s playground is located in a quiet alley between the residential buildings of the second phase. In addition, the ground-floor apartments will include a private front garden, further enhancing the community focus and green character of the project.
Although Florian Residence is located in the Old Town, greenery remains one of the project’s defining features. It not only includes its own park squares and gardens, but also connects directly to the surrounding public green spaces – Medical Garden, Námestie Slobody and Presidential Garden.
Sustainability was a key consideration in the project’s design. Florian incorporates modern technologies, including a ceiling cooling system that reduces heating and cooling costs by up to 30%. “Such innovations are not just about savings. They are investments in quality of life and the future of the city,” adds Rastislav Valovič, CEO of Alto Real Estate.
