An Alto Real Estate project

Florian Residence reaches new milestone: shell is completed, half of the flats are sold

May 9, 2025

The Florian Residence project by Alto Real Estate, located in the heart of Bratislava’s Old Town, has reached another key milestone – the structural shell has reached its full height. “The construction of Florian Residence is progressing according to plan, so I am pleased that we were able to mark this stage by a symbolic topping out ceremony,” said Rastislav Valovič, CEO of Alto Real Estate. He added that the investor expects to obtain the occupancy permit for the first phase this autumn.

Florian Residence offers not only an outstanding location on the corner of Imricha Karvaša Boulevard and Školská and Fazuľová Streets, near the National Bank of Slovakia, but also premium materials, timeless design and cutting-edge technological innovations. Each flat is equipped with modern systems such as ceiling cooling that can reduce energy costs by up to 30%, a central ventilation system with heat recovery, and infrastructure for electric car charging.

These solutions not only enhance living comfort but also provide long-term energy savings, further strengthening the investment potential of the project – particularly for two-room apartments, which offer an optimal price-to-yield ratio and strong liquidity, should it be needed.

The first phase of Florian Residence will feature the construction of an eight-storey building with 73 flats with a diverse range of layouts. More than half of the flats have already been sold. Only a limited number of flats are available, underscoring strong interest in one of the final opportunities to invest in value-added real estate in the heart of Bratislava. “Florian Residence represents the last investment opportunity for living in close proximity to the Old Town. Since its launch, we have seen that demanding clients value the combination of a unique location, top-quality architecture and an emphasis on ecological and technological innovation,” says Rastislav Valovič.

The project offers a generous solution for public spaces. Despite being located in the heart of the Old Town, one of the key strengths of Florian Residence is its greenery. The project includes a square, park and garden areas, and benefits from excellent connections to nearby public parks such as Medial Garden, Námestie Slobody and Presidential Garden.

Although Florian Residence is still under construction, you can already take a virtual tour of the project and explore the quality of finishes at florianresidence.sk.

The second phase of Florian Residence will consist of two eight-storey residential buildings, offering a total of 239 flats and one retail space. Parking will be available in a three-level underground garage with nearly 400 parking spaces. The architectural design continues the vision of FLORIAN I, with a residential courtyard planned between the buildings.
