Between Školská and Fazulová Streets, near the National Bank of Slovakia, two eight-storey apartment buildings will be constructed, offering 223 apartments. The project will also include retail space and an underground garage with almost 400 parking spaces.

Florian Residence will form a fully-fledged urban micro-neighbourhood, featuring a quiet pedestrian alley, public green areas with mature trees, a children’s playground, and private residential greenery in the form of front gardens. The project represents a harmonious blend of premium urban living, a peaceful, safe and green inner courtyard and high-quality public space.

Behind the imaginative facades of the urban buildings lies cutting-edge technology – deep boreholes for pumping heat and cold, ceiling cooling offering up to 30% in cost savings and smart ventilation with heat recovery. Green roofs, EV charging stations and concrete core tempering further underline the energy efficiency of the entire project. This makes Florian one of the most energy-efficient and cost-effective residential neighbourhoods on the market.

A key benefit of the development is the revitalisation of a long-neglected area in close proximity to the centre of the Old Town. The project positively shapes its surroundings through the restoration of two-way traffic on Školská Street, the installation of new traffic lights at the Slovanská – Imricha Karvaša intersection, and most notably thanks to the Bratislava city paving, which creates an urban link between the area and the city centre. Through these steps, Alto Real Estate demonstrates its ambition to deliver value not only to its clients but also to the city.

The architectural design of Florian Residence was created by the award-winning Slovak studios GutGut and JRKVC, later joined by the renowned Dutch studio Benthem Crouwel Architects. The result is a balanced combination of natural premium materials, stucco reliefs and modern aesthetics that complement the historic character of the Old Town.

Construction is scheduled for completion in the fourth quarter of 2027. However, Florian Residence is already proving that premium living does not have to be a compromise between location, comfort and sustainability – it can be a perfect balance of the three.
